5 Things to Check Before Renting a PG in Delhi NCR

Moving to Delhi NCR for college or a new job is an exciting milestone. But finding the perfect PG can quickly become overwhelming. Between navigating unfamiliar areas and dealing with aggressive brokers, it's easy to make a hasty decision. To ensure your stay is comfortable and safe, here are the top 5 things you absolutely must verify before handing over any deposit.

1. The Real Condition of Amenities

Don't just take the owner's word for it. When they say "fully furnished with AC and Wi-Fi," you need to verify it yourself. Turn on the AC to see if it cools, check the Wi-Fi speed on your phone, and run the bathroom taps to confirm water pressure and geyser functionality. Many PGs promise 24/7 power backup, but it's crucial to ask what exactly runs on the backup (often just a fan and tube light, not the AC).

2. The Lock-in Period and Notice Rules

This is where most tenants lose their security deposit. Every PG has a "Lock-in Period" (usually 3 to 6 months). If you leave before this period ends, you forfeit your entire deposit. Additionally, they require a notice period (usually 1 month). Read the agreement carefully before signing. Ask explicitly: "If I give notice on the 1st of the month, when will I get my deposit back?"

3. Food Quality and Timings

If you are opting for a PG with food, don't just ask for the menu. Ask to visit during lunch or dinner time so you can see and taste the food yourself. Also, confirm the meal timings. If your college or office hours clash with their fixed meal timings, you might end up paying for food you never get to eat.

4. Hidden Charges in the Rent

A PG might advertise a rent of ₹10,000/month, but that's rarely the final amount. Always ask about hidden charges:

  • Electricity: Is it prepaid or postpaid? What is the per-unit rate? (In Delhi NCR, commercial rates are often charged, ranging from ₹9 to ₹12 per unit).
  • Maintenance: Are there extra charges for cleaning or laundry?
  • Onboarding Fees: Some PGs charge non-refundable "documentation" or "police verification" fees.

5. Safety, Security, and Curfew (In-Time)

Your safety should be the top priority. Check if the PG has working CCTV cameras in the corridors and at the main gate. Is there a biometric entry system or a 24/7 guard? For girls' PGs especially, clarify the "in-time" (curfew). Some PGs have strict 8 PM curfews which might not work if you have late office shifts or evening classes.

Pro Tip: To avoid broker fees entirely and deal directly with verified owners, always use PGSathi. Our team verifies the properties so you don't have to worry about scams!
